UPDATE: For those wishing to cancel their travel plans due to travel restrictions imposed by COVID19: We advise to take out travel insurance for your stay as we will not offer any refunds if plans are affected by travel restrictions imposed by COVID-19. Our policy remains as per the below regarding cancellations and peak periods.
Please read these terms and conditions carefully. When you make a booking, you accept on behalf of your party the terms of these booking conditions. It is your responsibility to ensure that all of the details on your confirmation documents are correct and to bring to our attention any errors or discrepancies within 48 hours of your booking.
CHECK-IN + CHECK-OUT
Standard check in time is between 2pm - 4pm on the day of your arrival and the property is to be vacated by 10am on the day of departure. Please notify us of your expected arrival time and we will provide you with instructions for check-in prior to your arrival date.
Early arrivals and late checkouts are at the discretion of Management and must be requested at the time of booking and can only be confirmed 1 day prior to arrival or departure. Whilst every effort will be made to accommodate early arrivals and late departures, the only way to absolutely ensure an early check-in or late check-out is to book an extra night.
We do not permit guests to check in or out on Christmas Day (25th December), Boxing Day (26th December) or New Year’s Day (1st January). Please ensure that any bookings you make are in line with this policy.
PAYMENT POLICY
A 50 % deposit is required to secure the booking, and the remaining is charged the day on or prior to arrival. Rates are quoted in Australian Dollars. Preferred method of payment is via Visa or Mastercard and a 1.5% surcharge applies for these card transactions. We do not accept Amex or Diner Club cards.
Peak periods: A non-refundable deposit of 50% of the total payment is required at the time of booking for reservations over peak periods including: Easter/Blues, Splendour in the Grass, Christmas, School Holidays and the New Years period. The remaining payment is due 30 days prior to arrival. Your credit card supplied at the time of booking will be processed with the remaining balance.
CANCELLATION POLICY
Guests can cancel free of charge until 14 days before arrival.
Guests will be charged 50% of the total price if they cancel in the 14 days before arrival.
If cancelled or modified on day of arrival or in case of a no-show, the total price of the reservation (deposit + booking balance) will be charged.
Peak Periods: A non-refundable 50% deposit of the total payment is required at the time of booking for reservations over peak periods. If cancelled within 14 days of booking the total price of the reservation will be charged.
Management reserves the right to cancel any bookings and provide a full refund should any unforeseen circumstances arise.
STRICTLY NO SMOKING
Smoking on the property both indoors and within the grounds of Barbara’s Guesthouse is strictly prohibited. If there is any evidence of smoking inside the property you will be charged an additional $200 for a specialised clean to eliminate odours and remove chemical residue before further guests may use the space.
LOST OR DAMAGED KEYS
This is the guests responsibility and additional $25 will be charged to your card for lost or damaged keys.
GENERAL POLICIES

Maximum of 2 guests per room
A strict no smoking policy applies throughout the guesthouse
All loss and damage caused will be charged to the guest under whose name the booking is made and must be paid for prior to departure
All audible noise must be kept to a minimum to ensure the quiet enjoyment of other guests
Only registered guests are permitted in the Guesthouse
Only registered guests are permitted to use the Guesthouse facilities
Children Policy: Unfortunately the Guesthouse & Loft is not suited for a family getaway, however we can accommodate one adult and one child over 16 years of age in a room. Our minimum check-in age for a room is 18yrs. Our intimate style of accommodation and shared facilities do not provide for a family holiday environment.
Pet Policy: Unfortunately we are unable to accept pets. No pets are permitted on the property at any time. Additional cleaning charges will apply if this condition is breached and deducted from your credit card.
Schoolies/Bucks/Hens: We do not accept bookings for these events.
Please be mindful your fellow guests and keep noise levels to a minimum. Only registered guests are permitted to use the guesthouse facilities. At no time during your occupancy is the number of guests staying to exceed the number booked. Disturbance to other guests & neighbours including excessive noise, music and unruly behaviour is prohibited and may result in eviction without refund. If a noise complaint is received; a first warning will be given. If a second complaint is received this will result in immediate eviction with no refund.
Management will not accept responsibility for loss or damage to personal property and vehicles, and you are advised to lock doors & windows when away from the Guesthouse.
Management reserve the right to ask you to leave if you do not comply with these terms & conditions. All loss and damage caused by guests will be charged to the person named on the booking form and all payments must be settled on departure. In the event that a payment is not settled, the credit card used to book the room will be debited the total amount due.
